The Design Build / Design Assist process allows several benefits to the owner architect and Consultant team. Involving sub contractor’s as part of the A& E team allows cost benefits by using the latest market unit pricing for specific areas, such as equipment, material and most important methods. There job is to confirm coordination, proper material and correct method that results in cost savings. The Designs Build / Design Assist process has proven to be an important an effective tool to help project meet today’s financial challenges by cutting hard costs. With the Design Build / Design Assist process it is possible to have a LOW to NO CHANGE ORDER project by allowing the GC / Sub Team take total responsibility for the information on the drawings they have produced, reviewed and approved. It is typical for the Electrical, Mechanical, Plumbing, framing, Concrete, roofing , lath and plaster, storefront, flashing and sheet metal to sign the drawings that indicates “There will be no Change Orders to these drawings” unless changes are provided or required by owner, or to the bid prior to completion of the city of approvals.
